Our employees attend training in manufactured housing, including the card agent training required by Pen Dot so we can take care of all title work for your community, home installation classes, and others that are pertinent to our industry.

A. Hunter is a member of PMHA and serves on the Community Committee of PMHA.

Recently we have obtained our dealership license so we can place homes in your community. A. Hunter Homes is our newest endeavor started to ensure the success of the communities we manage. Our new website will be available in the near future.

A. Hunter will take care of all of your day to day operations, including but not limited to the following:

Collecting and depositing rent into your dedicated checking account.
Pursuing Delinquent Accounts and attending the Landlord/Tenant Hearings on your behalf or working with your legal counsel on cases that need additional attention.

We will pay your property invoices.

Management Reports are sent to our owners on a monthly basis and those reports will include all financial reporting, history notes, service issues status, monthly property inspection reports. Your monthly package will be based on your needs and can be sent regular mail or electronically.

We will solicit and provide you with bids for all major improvements in addition to bids for snow removal, lawn care, etc.

A. Hunter is a strong brand name in the industry and we have an excellent financial reputation and relationships with contractors throughout the state of Pennsylvania. This allows us to get the best rates possible for our owners.

A. Hunter inspects your community several times throughout the month and we will provide you with a detailed inspection report in your monthly package. We will enforce all rule violations in accordance with Act 261, in addition, during our property inspections we will check the common areas for any liability issues and/or concerns and bring those to your attention.

We work with your tenants 24/7… We will take all tenant calls, letters and any other means of communication. we will deal with all resident concerns professionally and promptly.

We will take care of the daily operations of your community so you can focus on your other responsibilities or simply begin to enjoy traveling or other hobbies.

Full Service

  1. Negotiate and complete all new and existing leases, resident information sheets, addendum clauses, etc. If owner wants all residents to have a new lease agreement, owner is responsible for the cost of copying and mailing the agreements.
  2. Review all rental prospects through established criteria.
  3. Handle all resident communications, including complaints, suggestions, rules notifications, overdue rents, rent increases, rule violations, etc.
  4. Resident emergencies will be handled on a 24 hour/7 day basis.
  5. Collect all rents and timely deposit of same in a dedicated property checking account.
  6. Pursue all delinquent accounts and attend District Justice Hearings.
  7. Conduct periodic on-site visits and enforce all community rules and regulations in legal accordance with PA Act 261.
  8. Arrange and supervise employees and outside contractors to perform regular maintenance and leasing work for the property.
  9. Solicit bids for lawn care, snow removal and maintenance/ emergency work as authorized and approved by owner of community. Follow up for on-time satisfactory completion of all contracted services.
  10. Pay all bills for the community, subject to owner review, if desired.
  11. Provide a computerized monthly accounting of income and expenditures. Owner will be provided with copies of actual bills, and bank statements.
  12. Work diligently and make every reasonable effort to maintain occupancy and fill any community vacancies through normal advertising channels, mobile home dealer contacts and other methods of self-promotion. All promotional move-in incentives will be submitted for prior approval by owner.
  13. Provide owner with a written, detailed monthly report on the property including but not limited to: move ins/outs, resident notification, unusual activity, etc.
  14. Newsletters can be sent to residents on a monthly or quarterly basis. Owner is responsible for the cost of preparation and cost of postage for the newsletters.

Full Service (Without Bookkeeping)
